It is Ordered that the motion to enlarge time to perfect the appeal and to continue the stay is granted on condition that: (1) appellants pay use and occupancy to petitioner on each subsequent rental due date, without prejudice; and (2) perfect the appeal by no later than the September 2006 term of this Court - the filing deadline is July 6, 2006. In the event of appellants' failure to comply with the foregoing conditions, petitioner may move on five days' notice for an order vacating the stay.
