DECISION

Motion by landlord-respondent to vacate the stay is denied. Tenant-appellant shall within 10 days from the date of the order hereon pay landlord any and all arrears in use and occupancy at the rate of $75 per month from September 1, 2006 and continue to pay landlord use and occupancy at a like rate as it becomes due. Tenant shall comply with the other conditions contained in the order of this court dated December 21, 2006.

In the event that any of the above conditions are not met, the court, on its own motion, may vacate the stay, or the respondent may move to vacate the stay on 3 days' notice.
