It is Ordered that the motion for a stay is granted on the condition that the appellant: 1- continues paying accruing monthly use and occupancy to the petitioner, without prejudice; and 2 - perfects the appeal by June 20, 2007, and notices it for the September 2007 term of this court. In the event of appellant's failure to comply with either of the aforementioned conditions, the landlord may move on five (5) days' notice for an order vacating the stay.
