It is Ordered that the motion to continue the stay of the re-trial in this proceeding pending the determination of the appeal is granted on condition that the appellants continue paying monthly use and occupancy in the amount of $500.00, to the petitioner without prejudice and perfect the appeal by August 8, 2007, for the October 2007 term. In the event the appellants fail to comply with aforementioned condition, the landlord may move on five days' notice for an order vacating the stay.
