It is Ordered that the motion to vacate the stay is denied, without prejudice to renew in the event the appellants fail to comply with the orders of this Court. The appellants are to tender / re-tender the arrears outstanding ( $4,405.45), along with the December use and occupancy, to the petitioner at their attorney's office by December 27, 2007. Accruing use and occupancy is to be tendered to the landlord, at their attorney's office, by the tenth day of each month pending the determination of the appeal.
