It is Ordered that the motion for re-argument is granted. Commencing with the February use and occupancy payment, the appellant is to tender an additional $250- each month, without prejudice, as additional "rent", until the balance due on the Civil Court judgment is satisfied. The prior orders of this Court are modified accordingly.
