It is Ordered that the for a stay of the execution of the warrant of eviction is granted on condition that the appellants: 1- perfect their appeal by the April 2010 term - the filing deadline is February 9, 2010; and 2- continue to pay for accruing use and occupancy on each subsequent rental due date, without prejudice. In the event the appellants fail to comply with the foregoing conditions, or in the event the appellants interfere with the other building residents' right to a safe and quiet enjoyment of their respective apartments, the landlord- respondent may move on five days notice for an order vacating this stay.
