It is Ordered that the motion for a stay is granted on condition that the appellants: 1- perfect their appeal by the February 2011 term - the filing deadline is December 15, 2010; and 2- continue to pay for accruing use and occupancy to the landlord on each subsequent rental due date, without prejudice. In the event of appellants' failure to comply with the foregoing conditions, the respondents may move on five days notice for an order vacating the stay.
