It is Ordered that the tenants-appellants' motion for a stay is granted on condition that tenants-appellants: 1- perfects the appeal by no later than the March 2011 Term - the filing deadline is January 12, 2011; 2- pays the judgment of $2,100 to the landlord-respondent on or before December 10, 2010; 3- pays monthly use and occupancy of $700 on or before the 10th day of each month, commencing December 10, 2010. In the event of tenants-appellants' failure to comply with the foregoing conditions, landlord-respondent may move on five days' notice for an order vacating the stay. The appeal shall proceed on the original record.
