It is Ordered that the undertenant-appellant's motion for a stay is granted on condition that Mr. Garcia: 1- perfects the appeal by no later than the March 2011 Term - the filing deadline is January 12, 2011; 2- pays use and occupancy arrears for September, October and November, in the total amount of $2,580, on or before December 10, 2010; 3- pays continuing use and occupancy each month of $860, to be paid on or before the 10th day of each month, commencing December 10, 2010.
