It is Ordered that the tenants-appellants' motion is granted to the extent that the stay is continued pending determination of the appeal on condition that tenants-appellants: 1- perfect the appeal by no later than the April 2011 Term - the filing deadline is February 8, 2011; 2- pay the judgment of $2,100 to the landlord-respondent on or before January 10, 2011; 3- continue to pay monthly use and occupancy of $700 on or before the 10th day of each month. In the event of tenants-appellants' failure to comply with the foregoing conditions, landlord-respondent may move on five days' notice for an order vacating the stay.
