It is Ordered that the tenant-respondent's motion to dismiss the appeal is granted, unless the landlord-appellant perfects the appeal by no later than the April 2011 Term - the filing deadline is February 8, 2011. In the event of landlord-appellant's failure to comply with the foregoing condition, tenant-respondent may move on five days' notice for an order dismissing the appeal.
