It is Ordered that the petitioner-landlord's motion to vacate the stay is granted unless tenants-appellants: 1-pay the judgment of $2,100 to the landlord-respondent on or before February 10, 2011; 2- continue to pay monthly use and occupancy of $700 on or before the 10th day of each month; 3- perfect the appeal by no later than the April 2011 term - the filing deadline is February 8, 2011. In the event of tenants-appellants failure to comply with the foregoing conditions, landlord-respondent may move on five days' notice for an order vacating the stay.
