It is Ordered that the motion for a stay is granted on condition that tenant-appellant: 1- Perfects her appeal by no later than the May 2011 Term - the filing deadline is March 8, 2011; 2- pays to the landlord the sum of $11, 559.00 on or before January 25, 2011; 3- pays $2,000 to the landlord on or before the fifth day of each month toward the balance of the arrears, together with the monthly rent payment and additional rent as it accrues, also to be paid on or before the fifth of each month. In the event of tenant-appellant's failure to comply with the foregoing condition, landlords-respondents may move on five days notice for an order dismissing the appeal.
