It is Ordered that the motion and cross motion are consolidated for disposition. It is further Ordered that tenant-appellant's motion to modify this Court's February 18, 2011 order is denied. Landlord-respondent's cross motion to vacate the stay is granted, based upon tenant-appellant's failure to comply with the payment conditions set forth in this Court's February 18, 2011 order.
