It is Ordered that tenant-appellant's motion to continue the stay is granted on condition that tenant-appellant: 1- perfects her appeal by no later than the September 2011 term - the filing deadline is July 6, 2011; 2- pays for accruing use and occupancy at the rate of $866 per month on each subsequent rental due date, without prejudice. It is further Ordered that landlord-respondent may accept, without prejudice, the use and occupancy payments that tenant seeks to make for November 2010 and December 2010 and January 2011.
