appellant: 1- perfects his appeal by no later than the September 2011 term - the filing deadline is July 6, 2011; 2- pays landlord the amount of the judgment, $5,370, plus use and occupancy for March 2011 through June 2011 of $3,580 for a total of $8,950, on or before July 6, 2011; 3- pays landlord accruing use and occupancy in the amount of $895 on or before each subsequent rental due date, without prejudice. In the event of tenant-appellant's failure to comply with the foregoing conditions, landlord-respondent may move on five days' notice for an order vacating the stay.
