It is Ordered that landlord-respondent's motion to vacate the stay is granted unless tenant appellant: 1- pays use and occupancy for July 2011 to the landlord in the amount of $1,138.29, on or before August 19, 2011; 2- continues to pay for accruing use and occupancy at the rate set forth in the last lease between the parties on each subsequent rental due date, without prejudice. In the event of tenant-appellant's failure to comply with the foregoing conditions, landlord-respondent may move on five days' notice for an order vacating the stay.
