It is Ordered that tenants-appellants' motion for a stay is granted on condition that tenants-appellants: 1- perfect their appeal by no later than the June 2013 term - the filing deadline is April 9, 2013; 2- pay to landlord the judgment amount of $11,100 plus past use and occupancy for the period from January 2013 through March 2013 in the aggregate amount of $11,100, on or before March 29, 2013; and 3- pay landlord accruing use and occupancy in the amount of $3,700 per month on or before each subsequent rental due date, without prejudice.

In the event of tenants-appellants' failure to comply with the foregoing conditions, landlord-respondent may move, on five days' notice, for an order vacating the stay and dismissing the appeal.
