It is Ordered that tenant-appellant's motion for a stay is granted on condition that tenant-appellant: 1- perfects her appeal by no later than the May 2014 term - the filing deadline is March 12, 2014; 2- pays use and occupancy arrears to the landlord for the months of October, November and December 2013 and January 2014 at the rate of $2,600 per month, if not already paid, on or before January 24, 2014; 3- pays accruing use and occupancy to the landlord in the amount of $2,600 on or before each subsequent rental due date, without prejudice. In the event of tenant-appellant's failure to comply with the foregoing conditions, landlord-
respondent may move, on five days' notice for an order vacating the stay.
