It is Ordered that respondent-appellant's motion is granted on condition that respondent-appellant: 1- perfects its appeal by no later than the September 2014 term - the filing deadline is July 9, 2014; 2-deposits the judgment amount of $12,998.84 with the Clerk of the Civil Court by April 30, 2014; 3- pays petitioner use and occupancy for the months of March and April 2014, if not already paid, by April 30, 2014; and 4-pays petitioner accruing use and occupancy in the amount reserved in the most recent lease agreement on or before each subsequent rental due date, without prejudice. In the event of respondent-appellant's failure to comply with the foregoing conditions, petitioner -respondent may move, on five days' notice, for an order vacating the stay and dismissing the appeal.
