It is Ordered that the motion and cross motion are consolidated for disposition.

It is further Ordered that landlord-appellant's cross-motion is granted on condition that landlord-appellant perfects its appeal by no later than the June 2015 term - the filing deadline is April 7, 2015. In the event of landlord-appellant's failure to comply with the foregoing condition, tenants-respondents may move on five days notice for an order vacating the stay and dismissing the appeal.
