It is Ordered that the tenant-appellant's motion is granted on condition that tenant-appellant: (1) perfect her appeal by no later than the October 2015 term the filing deadline for which is August 12, 2015; (2) pays the landlord the sum of $8,653.86, representing accrued use and occupancy from August 2014 (the filing of the petition) to and including April 2015 at the rate of $961.54 per month, on or before April 27, 2015, without prejudice; and (3) pays the landlord accruing use and occupancy in the amount of $961.54 per month by the tenth day of each month, without prejudice. In the event of the tenant-appellant's failure to comply with the foregoing conditions, landlord-respondent may move on five days notice for an order vacating the stay.
