It is Ordered that the respondent-appellant's motion to enlarge the time to perfect the appeal is granted on condition that respondent-appellant: 1) perfects her appeal by no later than the April 2016 term - the filing deadline is February 9, 2016 ; 2) and continues to pay landlord accruing use and occupancy in the amount of $812.74 on or before each subsequent rental due date, without prejudice. In the event of respondent-appellant's failure to comply with the foregoing conditions, landlord-respondent may move on five days notice for an order dismissing the appeal.
