It is Ordered that the landlord-appellant's motion which seeks to stay all proceedings pending the determination of the appeal is granted on condition that landlord-appellant perfects its appeal by no later than the September 2017 term - the filing deadline for which is July 12, 2017. In the event of landlord-appellant's failure to comply with the foregoing condition, tenant-respondent may move on five days notice, to vacate the stay.
