 It is Ordered that motion & cross motion are consolidated for disposition. It is further Ordered that tenant-appellant's motion which seeks to enlarge time to perfect her appeal is granted, as the appeal is deemed perfected. This Court is in receipt of the Clerk's Return, dated April 14, 2017. the appellant's Brief and Noticee of Argument, which calendars the appeal for the September 2017 term, shal be served and filed on or before July 12, 2017. The Respondent's Brief shall be served and filed on or before August 3, 2017. The Reply brief, if any, shall be served and filed on or before August 11, 2017. In the event of appellants failure to comply with the foregoing condition, landlord-respondent may move on five days' notice for an order vacating the stay.

It is also further Ordered that the landlord-respondent's cross motion which seeks to vacate the stay of this Court's orders is denied.
