Tenant appeals from a final judgment of the Civil Court of the City of New York, New York County (Peter M. Wendt, J.), entered August 17, 2006, after a nonjury trial, which awarded possession to landlord in a holdover summary proceeding.


Per Curiam.

Final judgment (Peter M. Wendt, J.), entered August 17, 2006, affirmed, with $25 costs, for the reasons stated by Peter M. Wendt, J., at Civil Court. Execution of the judgment shall be stayed for 30 days from service of a copy of this order with notice fo entry.
