It is Ordered that the motion of the respondent-appellant seeking an enlargement of time to perfect her appeal and to continue the stay of the execution of the warrant of eviction previously ordered by this Court is granted. Respondent-appellant shall perfect her appeal on or before the April 2025 term, the filing deadline for which is February 11, 2025. Respondent's briefs are to be filed on our before March 5, 2025. The respondent-appellant shall continue to pay landlord-respondent ongoing use and occupancy pursuant to the decision/order dated February 10, 2023 (Ferdinand, J.), in the amount of $123.71, the amount designated in the last rental agreement, on or before the tenth of each month, without prejudice. In the event the respondent-appellant fails to comply with the foregoing conditions, the landlord-respondent may move, on five days notice, for an order vacating the stay.
