It is Ordered that the motion of the respondent-appellant seeking a stay of the final judgment and warrant of eviction pending the determination of the instant appeal is granted on the following conditions. The respondent-appellant shall perfect her appeal on or before the June 2025 term - the filing deadline for which is April 8, 2025. Respondent's briefs are to be filed on or before May 1, 2025; reply briefs, if any, are due on May 9, 2025. The respondent-appellant shall continue to pay use and occupancy to the petitioner-landlord in the amount of $526.55, on or before each subsequent rental due date, without prejudice. SEE ORDER.
