DECISION & ORDER ON MOTION

47-05 Center SPE, L.L.C., Respondent, v Narul A. Hack, Appellant, "John Doe" and "Jane Doe", Undertenants.

Motion by appellant for leave to perfect appeals from an orders of the Civil Court of the City of New York, Kings County, dated October 15, 2024 and December 11, 2024, and from a decision of that court dated May 28, 2025 with a single combined record and brief, and for a stay of eviction pending the determination of the appeals.

Upon the papers filed in support of the motion and the papers filed in opposition thereto, it is

ORDERED, on the court's own motion, that the appeals from the orders dated October 15, 2024 (appeal No. 2025-83 Q C) and December 11, 2024 (appeal No. 2025-156 Q C) are dismissed as the right of direct appeal from the intermediate orders terminated with the entry of a final judgment on July 9, 2025 (see Matter of Aho, 39 NY2d 241, 248 [1976]); and it is further,

ORDERED that the branch of the motion seeking to perfect three appeals with a single combined record and brief is denied as moot; and it is further,

ORDERED that the branch of the motion seeking a stay is granted.
