It is Ordered that the motion of the respondent-appellant seeking an order staying the enforcement of the final judgment and warrant of eviction pending the determination of her appeal is granted. The respondent-appellant shall perfect her appeal on or before the May 2026 term, the filing deadline for which is March 11, 2026. Respondent's briefs are to be filed on or before April 1, 2026; Reply briefs, if any, are due on April 10, 2026.
It is further Ordered that the respondent-appellant shall continue to pay ongoing use and occupancy to the petitioner-landlord, in the amount reserved in the most recent lease agreement, without prejudice.
In the event the respondent-appellant fails to perfect her appeal as directed, the petitioner-respondent may move, on five days notice, for an order vacating the stay.
