It is Ordered that given the substantial judgment filed, the total outstanding rental arrears in this fair market non-payment proceeding, and the respondent-appellant's assertion that he would be unable to post an undertaking at this time, the respondent-appellant's application for an order staying the enforcement of the final judgment and warrant of eviction pending the determination of the appeal is denied.
