It is Ordered that the motion is granted only to the extent of staying the execution of the warrant of eviction, to and including, December 1, 2005, to afford the appellant a final opportunity to pay the rental arrears outstanding ( $5,230.37 ) to the petitioner-landlord.. If paid, the appellant may move, by Order to Show Cause in the trial court, to request a permanent stay of the execution of the warrant of eviction. Otherwise, the warrant of eviction may be enforced after said date.

It is Ordered that the motion seeking to stay the trial is granted on condition that the appeal is perfected by the March 2006 term - the filing deadline is January 11, 2006. If the appeal is not perfected by January 11, 2006, the trial may proceed in the Civil Court.
