[*1]Motion by appellant for a stay of eviction on an appeal from an order of the District Court of Nassau County, First District, dated October 9, 2025.
Upon the papers filed in support of the motion and no papers having been filed in opposition thereto, it is
ORDERED that the motion is granted and the eviction is stayed until 60 days from the date of this decision and order on motion on condition that appellant pay ongoing use and occupancy to respondent on a monthly basis at a monthly rate of $2000 as it becomes due, and to file proof of each payment with this court within five business days after making such payment; and it is further,
ORDERED that in the event any of the above conditions are not met, the court, on its own motion, may vacate the stay, or respondent may move, on three days' notice, to vacate the stay before the 60 days, and may serve such application upon appellant in person.
